When to Build, When to Wait
Posted
How timing actually works in custom construction — and why waiting for the "perfect" market usually costs more than starting today.
Construction Timing vs Market Timing
Most prospective builders ask the wrong timing question. Instead of asking whether now is a good time to build, the better question is how long the process will actually take and whether that timeline fits their life. Semi-custom homes in the DFW area typically run 8 to 12 months from contract to move-in, while a full custom build on your own land takes 12 to 18 months or longer, depending on design complexity and permitting.
Market cycles matter less than most people think. A family with a clear plan and stable financing who starts today will be settled into a finished, personalized home well before someone still waiting for the perfect moment to commit.
What's Actually Changed in This Market
Inventory across Southlake is up roughly 21 percent year over year, giving buyers more available land and more negotiating room than they've had in recent years. At the same time, well-priced homes are still moving in 49 to 68 days, which tells a clear story: hesitation has a cost, but so does rushing into the wrong site or the wrong builder.
The better strategy isn't timing the market. It's finding the right land, locking in a builder who can walk the design and construction process with you start to finish, and starting before the pipeline of relocating buyers competing for the same lots gets any longer.
